My twin and I moved here from a small state and the city has been such a change. The staff have been more than accommodating to my endless questions with immediate responses and reassurance. It’s a relief to have personable landlords that make it easy to bring anything to their attention. All the neighbors I’ve run into are so nice, and the pool and gym are always clean. The only downside is the fighter jets that fly over randomly that are loud because it’s not a normal plane.

I lived at Ora for 8 years and I loved it. When I left December 2023 my rent had increased by $700 since I first moved in and my new lease was was going to increase by another $175. My apartment was not updated in those 8 years. I was done paying so much and moved out. I just saw that the same apartment floor plan is now renting for $500 less than when I left! This is so unfair to good tenants like myself that loved living at Ora but had to move out because of the high rent increases and the ones that have stayed and are paying much more than the new tenants. This has to stop.

I’ve been renting apartments for ~10 years, and this is probably the one with the best management, onboarding, and amenities I’ve had so far. First off, the makeover they do for the apartment prior to moving in is quite thorough and even the “lower tier” apartment options have good kitchens, laundry rooms, and clean carpets. The management team is remarkably friendly and helpful, and there have been multiple instances where I felt like they were looking out for me and “on my side”, a nice contrast to some prior landlords I’ve had that were either negligent or predatory. The gym is excellent, the high-speed internet is top of the line, there are grills/barbecues all over the complex, a pool, and the mailroom is easy to use. Maintenance staff are reliable and any issues I’ve had are usually fixed within hours, or at most a few days if they need to order parts. They are completely on top of pest control and do some sort of constant anti-pest treatments that seem to eliminate almost everything (I installed one cockroach trap because I did see a couple of those when I first moved in). Overall, I’d say it’s an easy 5/5—there is a long list of pros, with very few cons.

Living here was reasonable (except the pool and gym being locked without notice and dog waste scattered throughout the property) up until an unexpected event happened which lead me no other option than to break my lease.

On top of losing my security deposit which was expected, I had to pay a termination fee of 2 times the monthly rent, on top of the 2 months of regular rent I paid in the meantime before my move.

After a $6k loss and officially moving out, greystar still sent me a bill in the mail for over $100 for “final move out costs” I left my unit cleaner than when I moved in originally, a cleaning fee was listed under the many, many unfair fees that were stated in the bill. Greystar should be ashamed. But they won’t be since they are all swimming in my move out fee money.

The pool is amazing, the gym is great, the leasing office employees are friendly and professional. I've lived here for over 2 years and I have no complaints. The maintenance crew also goes above and beyond.

Great value.
As a 3 year resident I wish to express my sincere appreciation and satisfaction for a very professional and friendly warm office staff that will make it their priority to address your needs or concerns. They don't tolerate rule breakers. There's also an after-hours security company that monitors the property.

The maintenance staff is amazing too. Their also expedient when their summoned for a work order - never had to wait more than the next day for them to appear. Their long term with Ora like the office staff and that speaks for itself.
The grounds are kept impeccable and clean.

The resort size heated pool and hot tub and fully equipped gym are the jewel of the property, also cleaned daily.

Apartments are roomy with tons of cabinets, large balconies with an adjacent storage room. Rents are very competitive.
My apartment was super clean when I moved in. The residents are respectful of each other's privacy and a quiet environment.

Everything you need is a 5 minute drive.
I couldn't be happier.

I have lived at Ora for over 2 years. I have been a good tenant and have paid my $1,700 rent on time each month. I struggle heavily with my mental health and even have state programs to help me with my disability. I live in a one bedroom and the asking price for a one bedroom now is $1,200. Ora’s management and staff refuse to help tenants with disabilities. I have offered to have my providers write notes in regard to my mental health. I feel as though they would rather evict than work with their residents on a livable lease agreement. They care more about profit then the people living in their complex’s. So if you fall on hard times don’t expect Ora, greystar or the other management company to do anything for you. You are a unit not a person.

In my time at Ora we have had several water shut off’s. This has never happened at other complex I have lived at. They have also conducted many fire alarm drills stating this was for property maintenance. I get a letter on my door once a month with another “property maintenance” request on it. It’s is quite disheartening and makes me think that this complex might not be the safest complex to live at.

I can also hear my neighbors through the walls since the walls are paper thin. I can hear the guy next door turn on his shower. They also state this is a luxury complex. The appliance’s are old and worn down. I have had the maintenance team here for my dishwasher 3 times. They told me to use jet dry (which I do). My glasses, silverware and plates are rusted. At this point I stopped asking for maintenance to look at it because I’m getting no where.

Now let’s talk about the ant problem. I live on the second floor and have had a continuous problem with ants. Even after being sprayed.

On top of that my air conditioner has broken down twice while I’ve lived here. Which in a 2 year span is crazy. They also tack on little fees and charges for different things on you lease which makes the payments towards rent go up by $100.00.

The office staff is nice and so is maintenance. I think it’s more of a higher up management problem. I’m unsure, but I would not recommend living here. It’s more headaches than needed. Renting should be easier than this.

Update: I filled out a request for reasonable accommodation form on Wednesday of last week (Nov 20th). Still haven't heard back from the legal team in regards to my accommodation request. I have attach doctor's information and my status of disability. Furthermore, rent Is due next week on the 1st and I feel like they are just buying time until Decembers rent is due.

RENTERS BEWARE I've lived on this property for about 5 years and I've seen at least 3 property management companies come and go. Each managed differently but when Greystar took over this property it has gone downhill very fast! The manager and most of her team are condescending and rude. It's crystal clear that Greystar puts their residents and this property far behind their larger priorities. After the ridiculous rent hikes they managed to get away with from long term residents over the last two years, the pool was shut down for 6 months last summer for very mediocre upgrades while the major drainage issues throughout the property and 4 ft. sink holes (not potholes) in parking lots go without repair and only get worse! The standing water on multiple locations smells terrible and is breeding mosquitos. This has been going on for over 2 years! So instead of spending money to repair these issues, what do they do?! They completely gut and renovate an already beautiful 3 year old previous renovation of the club house and offices. Also, closing the already beautiful recently renovated gym.

Getting a response from the manager to get literally any info about these ongoing issues is difficult because she leaves the property at least a half dozen times a day to go smoke cigarettes in the adjacent neighborhood. I only know this because I work from home and my building is close to the office.

I'm sure that more than two thirds of these 5 star reviews for Ora are not coming from actual residents and I'm sure Greystar/Ora will give a very generic, "act like they care" response to this review but PLEASE CONSIDER LIVING ELSEWHERE! There are apartments all over the city that are managed responsibly and managed with the care to their residents as their first priority. If there's anything positive I will say about Ora, it is about the Maintenance Staff they've somehow managed to secure. They are friendly, prompt and hard working.

Needless to say I will not be signing another lease here and am regretting the last one I signed!
